Analisis Pemberian Kredit Pemilikan Rumah (KPR) Menggunakan Metode Perhitungan Bunga Efektif

Abstract

PT. Bank Mandiri is a state-owned company engaged in banking and is one of the largest banks in ndonesia in terms of loan assets. One of the loans that provides many benefits for the Bank is a loan in the form of credit provision. At PT. Bank Mandiri Cab. Luwuk providing home ownership credit (KPR) is very helpful in increasing income. This study intends to determine the interest-based Bank Mandiri KPR calculation system and to know the interest rate so that the actual effective interest borne by the KPR debtor can be calculated during the 5-year loan period with an interest of 8.80% for the first year, 10.30% for the second year. , 11.80% for the third year, 13.30% for the fourth year, 14.80% for the fifth year.In this study, the instruments used to collect data were literature studies and interviews. Interviews were conducted at PT. Bank Mandiri, which provides Home Ownership Credit (KPR). Data processing is carried out to obtain the calculation of interest installments per month, principal installments per month, and total installments. To find out the calculation of KPR interest at PT. Bank Mandiri, this study uses the effective interest method where the calculation results show that the overall effective interest at Bank Mandiri is lighter in interest payment installments and is able to compete with other bank mortgage products.
